Signs of Roofing System Failure
The average age of a roof is 15 – 20 years with leaks and torn flashing increasing exponentially.
Missing or Torn Shingles
Once a number of shingles are torn or missing, a total replacement will probably be necessary.
Condition of Interior Walls
If there is loss of paint or moisture marks indicating seepage of water then it is time to replace the roof.
If the roof was previously damaged and a part of the house has been exposed to the elements, roof replacement could be necessary.
Low Quality Previous Installation
If the previous construction or replacement was of faulty design or composed of improper material then the roof would be a candidate for replacement.
